The new 13,500 m² office building with laboratory facilities on the Leiden Bio Science Park is state-of-the-art designed and offers a hybrid work building that encourages innovation and collaboration.
RED Company is developing a new building of about 13,500 m2 at the Leiden Bio Science Park. The new state-of-the-art office/laboratory building was designed by architecture firm Powerhouse Company.
Sustainability To fulfil the ambition of a highly advanced, sustainable and healthy building, the world's most recognised rating systems were chosen: BREEAM for sustainability and WELL for health and well-being inside and outside the building. The design team has created a building that not only contributes to a better living environment by being energy and water efficient and reducing CO2 emissions, but also ensures employee wellbeing by focusing on a healthy indoor climate and a comfortable, diverse working environment. The building will receive BREEAM Excellent and WELL Gold certification.
Design Health, quality, safety, collaboration, sustainability and transparency are key principles for the new 13,500 sq m office with laboratory space. Powerhouse Company's unique design features an efficient and flexible layout to best support the various departments within the company, with innovation and collaboration as key focal points.
2. Byldis contribution to this project
Byldis precast: supply and assembly of the entire concrete shell including sandwich concrete façade elements.
Byldis Facades: supply and assembly of the facades, curtain walls and HSB elements (timber frame construction).
3. Why was Byldis chosen?
Because Byldis has a good reputation for stepping in at an early stage, working with all parties involved as a full construction team partner to use its expertise in precast concrete and aluminium facades to achieve a technically and financially feasible project. The wishes of all parties were taken into account, but Byldis often succeeds in taking the design one step further by thinking along creatively and solution-oriented.
4. Challenges & solutions
In particular, the shape of the façade combined with the façade heights of the laboratory floors (almost 5 metres high) in combination with the limited construction site and crane set-ups required a lot of attention during the design phase. Here, the interaction with the architect (Powerhouse) and Byldis was exemplary and made it possible to design a beautiful prefabricated concrete façade.
