In total there are 770 complete facade elements, 1140 internal walls, 400 balcony sheets and 250 stairways landings, that will be added from the 5th to the 54th floors at a rate of one floor a week.
In the period up to 2030, hundreds of thousands of new homes must be built in the overcrowded area between Amsterdam, Rotterdam, Den Haag and Utrecht in order to meet growing demands. The solution? Go upwards! The 215-meter-high Zalmhaventoren in Rotterdam, near the Erasmusbrug, is being constructed entirely of precast elements. The tower will house no less than 452 apartments and penthouses, 33 mansions, a car park, offices, commercial spaces, a roof terrace and a restaurant with a view over the impressive Rotterdam skyline.
2. Byldis contribution to this project
Byldis supplied the precast inner walls, stairways and landings from the ground floor up to the 4th floor. We supplied and assembled all precast elements (including the floors) from the 5th up to the 53rd floor and we supply the inner walls, columns, stairways and landings from the 53rd up to the 58th floor.
3. Why was Byldis chosen?
Because we are able to deliver a complete and high-quality building within a short space of time. Assembly began in February 2020, and works were completed just 50 weeks later! The quality of the precast elements is also exceptionally high because they are fabricated in a controlled environment, which is an absolute must for projects of this size.
We had a target of one floor per week for the high-rise. Instead of four years, the realisation would now only take three and a half years. We used a so-called hoisting platform: a platform with cranes that is raised up one floor at a time. Limiting the construction time means less hindrance for the surrounding area, which is always desirable for an urban development project. The earlier completion of the project also delivers benefits for the client.
Construction safety is another reason why Byldis was chosen to supply a precast concrete skeleton. Safety in and around the construction site is significantly improved. Only a few members of personnel are needed to install the elements. There are fewer transport and hoisting operations needed and noise disturbance in the surrounding area is kept to a minimum.

4. Challenges & solutions
The challenge for Byldis at De Zalmhaven was mainly the combination of prefabrication and logistics. The number of logistical operations on the construction site must be kept to a minimum through optimal prefabrication. We do this by assembling natural stone, insulation, windows and fittings in advance in one of our three factories. The use of a hoisting platform instead of a traditional tower crane ensures that construction can continue all year round without too much hindrance from the weather conditions. This means that one storey per week can be realised.
